Real estate in Egypt

Purchase property tax

- Registration fees / Notary fees
Main fees related to closing fees are depending on surface.
- Notary fees : from 60 € [inferior to 100m²] up to 250 € [more than 300m²]
- Lawyers Association Charge: 0.5% of the price
- Paperwork and misc.: more or less 90 €
- Legal fees : 950 € (approximation)
Globally, you should expect an average budget of 1250 euros for a 2 bedroom apartment.

Capital gain tax

In case of resale, you will be liable to taxes on the following basis (in Egyptian pounds EGP):
- up to 5000: 0%
- 5000 - 20000: 10%
- 20000 - 40000: 15%
- 40000 and above: 20%

Rental income taxation

Rental income is taxed as follows (annual income, in Egyption pounds):
- up to 5000: 0%
- 5000 - 20000: 10%
- 20000 - 40000: 15%
- 40000 and above: 20%

* Exchange rate 1000 EGP = 126 euros in September 2008

Ongoing taxes/local tax

They are based upon the estimated rental value, calculated from the countrywide average.
Estimation: about 50 € per year.

Communal charges / Maintenance charges

The amont of these charges is usually fixed by the community of owners, regarding the maintenance costs for the development. In Hurghda, you should expect an average 8 to 9 euros/m²/year.

Ownership rules for Foreigners

Foreigners are authorized to own up to 2 properties in Egypt, the overall surface not exceeding 4000 m ².
There is no limit to the number of off-plan properties a Foreigner can possess, as long as they are flipped before their completion.
If you want to own more than 2 built properties, you will have to set-up an Egyptian company.
